I'll always love RE and have my eye on 28 or so specific units, but sometimes 'diversifying' into an easy chair is ok for a while, too.

I'm not suggesting one way or the other, but I'll leave you with two thoughts:1) just b/c you love real estate does not mean you need to make it a career2) with rising rates, sales slowing and a flood of new construction hitting the market, it's possible the next few years in RE will look very different than the last decade

My wife and I did a 1-year stint there in 2021-22 and completely fell in love with the city and all its charms.

That is part of what makes the Midwest charming (I live here too), but not sure that will continue. 

Which is hard because I'm such a dog lover!

As much as I love real estate, if I was bringing in 400k-600k annually, I'd just throw it all into ETFs if I were just looking for a way to replace my W2!

I used them the entire time we were remodeling and they worked like a charm.

@Chris Marcic , No its the marion county REIA ..Mcreia .. i missed it today again .. i wanted to make it but i firgot its was lovers days ..lol.. im not even sure they meet ..ill have to check their website ..they might have moved the day because of it falling on the 14th .. there is one comming up in orlando but thats a bit far for you .. and me .. but it is larger .. 

Your tenants will love it, you can refinish it if need be, and it adds character/charm.
