What I will admit is a little troubling to me are the numbers of respondents here whose answers border on "yea, it's illegal, anti-thetical to the concept of equal opportunity, inconsistent with the promise of the United States Constitution, but meh, no big deal".

I would have had to manage a rehab and live with my tenants but given how much I could have saved and the equity I could have generated, I think it would have been well worth putting off the picket fence for a few years.Maybe I’m saying that because at the time I was renting on the border of gentrification in East Harlem and 10 blocks north NYC was giving away brownstones that are now selling for millions.

Third option is probably the least optimal as you legally force someone to do something you have described that they do not want to do....and that's not always the best option....I guess a 4th option would be to buy one of the parcels that borders your so that you are not landlocked.

The numbers in many unrealistic pro formas (those that aren't bordering on fraudulent) are technically accurate at the time of the listing; however, since vacancies will occur at every property and maintenance will be needed for every property the pro forma numbers may not be accurate for very long.
