As I said it slowed down in Midwest and North but most of it came from South and West regions.Job market I do not want to go over data again but look at HH Survey lower hours worked, and most jobs were part-time seasonal work.

As for 42% of mom and pop owners having a cap rate of under 5, I have little or no faith in your average mom and pop investor to be able to accurately calculate a cap rate so that they can properly answer the questions this NAR survey asked them.

I don't know the ins and outs of the Oregon contract, but using Texas as an example... waive appraisal contingencies, waive financing contingencies, offer temporary seller's leasebacks, QUICK CLOSING, don't ask for repairs, offer to pay for title/survey, etc.
