I don't know the ins and outs of the Oregon contract, but using Texas as an example... waive appraisal contingencies, waive financing contingencies, offer temporary seller's leasebacks, QUICK CLOSING, don't ask for repairs, offer to pay for title/survey, etc. 

Sell faster:  Owner financing makes your house stand out in a crowded market and an owner-financed transaction can be done in a matter of days, since there is no appraisal, underwriting, survey, or other nonsense involved. 

Engineering - Will need to reach out to an engineering firm to generate re-plat drawings, survey elevations, determine storm water routing/retention volumes, design roadway, sewer systems, etc..
