The problem is understanding what the fickle STR guest thinks is a good comp in terms of amenities (which can be both plentiful as well as diverse).If you’re planning to acquire existing STRs, be sure to consider the level of current amenities OR what you are able to update/add.If you’re planning to build or renovate new STRs, get an idea of the level of amenities as well as the unique style of the best performing units.

More units might bring more diversity to your portfolio if you're lucky, but they will most certainly bring more headaches even with property management.Don't buy a property because it gets you closer to your # of units goal.

Diversity of employment in florence seems pretty good for smallish city/town. 

Just make sure that the economy you invest in has a diverse economy and a growing population.
