Cameron Chesney,That would depend upon if you elected to have the business treated as a corporation or just allowed it to stay as a disregarded entity.If you did elect for corporate treatment, you will have to worry about estimated payments, withholding returns and so on.As you start to complete deals that will be different.

During the Great Recession, many found that their HELOCs had their lines frozen, meaning folks had to pay it back according to the original agreement, but couldn't draw upon it any more (relevant to the "I have a HELOC and will wait for the supposed downturn that is allegedly always right around the corner to purchase!"

To me, when you are trying to hide things from people in a transaction, it already starts to seem like it's getting into the "fraud" area.It may not be fraud - I'm not an attorney - but it doesn't give me a good feeling and in 95% of the cases the same thing can be accomplished with an assignment and all parties being on the same page at closing.In particular, I would never, ever do a double closing if the end buyer is using a bank loan to purchase the property (unless you yourself are going to fund the first transaction).Banks can and have worked with law enforcement to find cases like this and prosecute people, and people have actually gone to jail (yes, in Rhode Island, and yes that has included attorneys involved in various mortgage fraud related schemes).For some spine chilling reading, for example, see Providence lawyer, five others charged in alleged mortgage fraud scheme.

You know, the U.S. government themselves tried to pass a bill a few months ago:http://en.wikipedia.org/wiki/Stop_Online_Piracy_ActIt was under the guise of protecting copyright, but it became abundantly clear very quickly that the rights it would have bestowed on law enforcement extended well past that goal, and essentially would have allowed the government to shut down entire domains based on alleged (not proven or judicial) infringement.
