Periodic inspection and routine maintenance whether performed by you or the tenant is just good for your long term bottom line.  

I have a routine and I know who will have it and who will be late.

I started in the land business and in those days 10% was standard but I sold property that was very tough to sell and I charged 15 to 30% routinely.  

I do not visit the inside of properties routinely and respect my tenants and their privacy.

Great tenants respect landlords who KEEP UP a property and service them routinely so they don't break at all.

Aloha,I recommend you first meet with the tenant for a routine, brief walk through inspection to check for damages, reported, and unreported maintenance issues.

Demonstrates your commitment to the property: "here's the condition it is in, this is the condition it will need to be returned in, I will be around on a routine and regular basis," etc.And, almost every tenant I have shown a property to on behalf of my own or a clients' has told me that most properties they had previously viewed had a lock box on it, was dark, dirty, smelled "funky" (someone had used the toilet), had trash in the yard, more. 

Do they perform routine inspections?

Having them routinely serviced, aside from filter changes, is not necessary.
