i figure electrical is going to be out dated. so  I am wondering  as long as it is working and safe  and fit the code that was in place last time it was done, will I be OK, or will I have to redo  the electric, plumbing and mechanical to get past inspections to get an occupancy permit since it is classed as commercial?

I guess its possible but realistically that is a lot of money to pay for something, and that's a generous assumption for increased rent simply tied to one feature.It's part of an entire aesthetic that is raising the rent about $4-500 from what it was previously, but the house was outdated, not functioning the best and in need of major changes.

Based on his move-out date, we planned to use the unit at the beginning of October for an AirBnb that is booked starting Oct 4.On Sept 6, I asked him if he could move out a bit earlier than the end of Sept, and we would give him a rent refund for any early days.
