The Smokies are a major national park, lots of out door activities, and a huge amusement and activity industry around Pigeon Forge and Gatlinburg.

We also provide outdoor storage since make houses in Texas don't have garages.

On those direct vented high efficiency systems, the air intake pipe can be blocked by trash flying around outdoors on a windy day; the air intake sucks outdoor air, and those plastic grocery bags flying around are ideal for blocking that air flow. 

There are people lying on indoor furniture that is being used as outdoor furniture outside of their buildings.

Also very close to the mountains and outdoor activities (Blue Ridge Parkway, Ashville, etc).

The have also utilized outdoor space and created community gardens. 

I have rented a few I will say that #1 location is everything, #2 easy of access to shopping, breweries, restaurants, outdoor activities, events, etc. 

I didn't put high end finishes on it, but we did put some decent upgrades in it (with the mindset of resell value, etc.)The home requires very minimal landscaping/outdoor upkeep, while still being a SFH, which is one thing we really liked.
