My thought is the best way to avoid issues is to take payments by credit card, scammers won't take cc because they will get charged back. 

Before I got home it charged my CC $97 BUCKS.

I have a well paying job, over 700 credit score and no CC debt and about 10,000 cash to invest.

If B doesn't make payment to C, C will take note #1 and start collecting the payments from A.B and C would have to agree on the value for note #1.

@Richard Johnson I've been attending the DFW REIA group that meets at Woodhaven CC in Ft Worth. 

ABB doesn't even offer the option.Take these two out and you are at 3% CC processing fee (CC company charges that, not HA) and 8% fee to the guest.

If you have the refi in the bag  then even using CC would work.. but make sure the refi is 100% you dont want to get stuck with worse rates than a HML would charge you.and yes 50k loans are very tough..
