I tip I thought of for this situation....your home can't look like you packed a couple bags and left for a few days.

As it turns out, in the state of Texas, any unscrupulous d-bag can place a mechanics Lane on your home.

On a bad street, the neighborhood kids could chuck rocks, bags of dog feces, beer bottles, or even target practice your home because they don't like the tenant (e.g., a neighborhood girl thought the tenant's daughter liked her man).

Section 8 isn't my bag, but I'm only chiming in to say that I don't believe there are any lending programs that have different terms for property used as a Section 8 Rental.Now there are local programs in the Greenville Community that are in place to entice people to rent to Section 8 tenants.

in my limited experience when syndication's had issues early 90s.. when a capital call was needed.. it was a mixed bag some were capable of the Cap call others were .. and others were like Brian said i am not doing that, its good money after bad.. going forward seems like with such tight underwriting cap calls would be rare for the well positioned experienced company. for those projects done with newbies and sponsors not well capitalized and using underwriting of 2 years ago some of those are probably stressed right now and frankly could be the next opportunity if they fail.

How do they exit, or is it just a bag of flaming taxes at some point?

There is a police report about a tenant of the building getting mugged last Fall - the person was mugged and a Crown Royal bag of change was stolen.  

There seems to be no shortage of flakes, drug addicts, scam artist, and assorted dirt bags in construction.
