Florida actually amended its LLC law in 2014 to ensure there are multiple ways to get at the LLCs assets for instance and in ways not common to Georgia.

They sold you the property - you may just need them to amend their paperwork to reflect the correct language.If you know what you own but are trying to split one purchase into two resales you are developing the property and would need to have surveys and plats drawn up and filed that reflect your plans.

Just stay with the "check the box" options, once you start typing in text amendments, those are the deals I see go sideways.

I've amended to:1.Properties must provide positive cash flow. 2.Ideally looking for properties where costs are less than 50% of income.3.Owner financing where possible, due to Fannie Mae restrictions.4.Leverage property management due to physical location of investment properties.5.The main focus is positive cash flow but I’m rejecting areas with stagnant or depreciating property values. 6.Purchase undervalued properties to gain instance reduction in LTV after renovation.

If you go this route, I would amend the agreement to allow buy-outs either way and also you may want to protect against a partition lawsuit if possible.
