I think you're doing a great job of fostering a culture of inclusion and giving newbies confidence.

What Buffet sees is that money is fleeing Europe with the influx of immigrants from Syria and Africa who refuse to be part of the culture and because of Brexit and sovereign debt loads of Turkey, Cyprus, Italy, Spain and Ireland.

Something else about these countries further up the list....a lower drinking age and a much higher cultural tendency to daily moderate consumption of alcohol.

The city is full of mixed culture, outdoor activities, and overall a health concision city.  

In addition, there are also some cultures that place a higher value on saving and money management than others.

Somebody in Columbus is looking at the same interest rates as I am, and possibly also competing with the same buyers (Chinese, Blackstone, Waypoint) as I am.  

Would you rather be home based in the Bay Area with tons of things to do nearby, good weather, lots of nature, etc. or someplace with little culture, extreme temperatures, bland immediate environment, etc., etc.
