It was time consuming but was very CHEAP and the floor now looks brand new after a new coat of wax.

Houston never has snow or ice, so everything being coated in a layer of ice was a total disaster.

A fresh coat of paint and some new hardware/light fixtures will make it pop.

His solution was to coat a 10'x12' section of the roof with the stucco, in the process essentially ruining that entire portion of the roof and leaving me to re-roof the entire house since the rest of the roof had <5 years of useful life left.

Most of the time, these sellers spent to much in upgrades or are chasing coat tails of when market was once better but now is softer.

I.E. will my relative simply be the one to provide proof of funds to the seller and then wire the money directly to the title co at closing?

That's draconian crap to make money off you to ride your coat tail 

With TPO/PVC the flashings are coated with the same material, so when they are welded together it is a permanent bond resulting in a much longer leak resistant installation.The life expectancy is also much longer for TPO/PVC.

I've been using the 250 business cards for free code.I've always gone for the UV glossy coating, I think the standard cards are matte not glossy, but it's a choice they give you, they don't charge extra for glossy IIRC.
