State reciprocity agreements allow an agent in one state to obtain a license in another state through a streamlined process.

Your market may be robust but, because there is low trading volume in my area and we are now at the higher end of rents within that area, there is no way we would have gotten the appraisal back where we needed.Despite not being able to refinance into a conventional loan, we were however able to take advantage of the FHA streamline program that will cut out PMI almost in half and lock us in at an even more attractive interest rate. 

Repairs come into play if your looking at a 203k loan, which you can streamline if the repairs are 30k or lower. 

These numbers are pretty spot on and a situation I am about to jump in on, however I don't understand the logistics of the refinancing piece.Say I offer to  buy a SFH for $584,000 in Boston, MA (Suffolk County) with an FHA 203K Streamline Renovation Loan (3.5% down); I put in the max of $35,000 in renovations, for a total of $619,000 into the property less the down payment (3.5% = $21,665) puts me at a base loan amount of $597,236 (just under the $598,000 max FHA loan for a SFH in Suffolk County).

You can also use an FHA 203K or 203K streamlined if some repairs or rehab is needed?

Thus my wishes to streamline process.In this area, and in the price point of my housing, most applicants have credit issues (I disregard medical bills) with consumer debt of which I do not place allot of weight.

That coupled with the administrative approval required relative to the financial loss to lender/investor makes for extremely slow turnaround time.The industry will have this all streamlined around the time it is no longer needed...
