Finish two SFH tenant- trashed turn-arounds then go back to a laser focus on cash flow.  

For the past 3 years, I have been so laser focused on the growth of my business that I have neglected planning for the future.

I finished my masters in predictive analytics last June and I've toyed with the idea of merging my analytics chops with my newfound interest in RE. 

Lots of people will guess and give reasons as to why x leads to y but the truth is, we dont know.

If it is metes and bounds (ie feet and inch measurements along with direction vectors), then you would measure it yourself either in person with a measuring tape, more sophisticated equipment like lasers, or just draw out the measurements approximately on paper or a computer and see approximately where things stand.

Resident agrees not to place into any drain lines of the Premises any non-approved substances, such as cooking grease, sanitary napkins, diapers, children’s toys or other similar object that may cause a stoppage.

I once saw an eviction in which the plaintiff's sole exhibit was a crumpled 11x17 color laser print.

Nothing crazy...a card accompanied by a bottle of wine, treats/toys for their pets, chocolates, the like.

I personally require a recent picture of the animal so the tenant can't swap their toy poodle for a Pit Bull, current vet records, animal must be current on shots, etc. 

And once, a kid stuck some toys down one.
