If the $500 is really going to impact your bottom line enough that you're willing to work hard to get around it, why don't you just lower the offer price by $500 (or whatever the present value equivalent is) to begin with?

A square is equivalent to 100 square feet (so, it's easy to convert the price).The cost for roofing will vary tremendously based on area, climate, contractor, type of house, type of roofing, etc.
