Cozy is also how I collect rents from my tenants. 

We disagree as our family of 4, with 2 young kids, is confined to a living room and kitchen while the bedrooms are being build back up.

Have your tenant set up Cozy, bill with QuickBooks, use ACH transfers, or any of the zillion other automated rent collection methods.PMs are useful because of the volume service they provide contractors (faster responses and sometimes better rates) as well as being boots on the ground (for distance owners). 

Right now the house is cold so warm it up and make it cozy with staging.Maybe it's better to go with a less expensive Realtor.You might want to consider selling under a lease option unless you need your money now.Char
