That is what I have to attack and defeat.

Efficiency was lost by not having a crystal clear plan of attack, as we had to backtrack on several occasions, losing precious time.

Its always the risk of being on any forum- you will eventually say something that leads others to respond in a manner that makes you feel attacked and insulted.  

The best advice I can give would be partnering with local folks who know what they're doing to bounce ideas off of and maybe doing a joint venture attack with a seasoned flipper.

This is another thing that I know could be anyone's guess, and is definitely unique to each property, but I'm planning on that $25,000 attacking the initial problems that a house from 1920 will have (wiring, roof probably, windows, floor).
