@Judy Rahbar the downtown is nice, seems to be growing also with the new arts center being built, as well as new bars and restaurants.

@Osamede Edokpolo it's an art not a science, but this blog post has a good overview of the characteristics of Class A, B, C and D.

I am open to idea of short term , mid or long term rental as long as they have a positive or an even cash flow. using various calculators, I am have trouble to find any such properties in Philadelphia neighbour hoods like art museum , graduate Hospital ,old city etc.I feel Philadelphia is such a challenging city as every street is so different from real estate investing for the next street over.I will appreciate some  guidance and help

Downtown went from a no high rises and a homeless overrun area to an eclectic mecca of art, food, and music.
