Also if he is not a note investor then he is probably more concerned about the amount of cash he is getting vice what a reasonable rate of return for a buyer would be.

@Cory Nolan There were 10 total units in the condo.  3 were commercial storefronts, 7 were residential.As I recall a conventional loan won't allow more than 20% commercial and FHA won't allow more than 25% commercial - or vice versa.The portfolio loan was the obvious answer, unless we found a cash buyer.Even though I represented the seller, I went out proactively to get the local bank to approve a portfolio loan, pending the buyer's qualification.

I'm not saying that everyone from Serbia will dislike everyone from Bosnia and or vice versa, but I can tell you from experience that there are some tensions there.

There are neighborhoods that are similar to Detroit and vice versa some really good rental areas.I have 3 rentals in Ypsi and never had a problem (knock on wood).Let me know cross streets and I can give you a pretty good thumbs up/down.
