Any routine maintenance and inspection is best done by the landlord, whether it is furnace filters, smoke detector batteries, checking for leaks under the sinks or anything else.

I routinely do the same thing on my flips.

I routinely use these sites for prescreening and that way I can plan my exit strategy.

Rather than being an occasional big expense, these things just become part of your routine annual costs.Then there are the horror cases.

It's the one thing that really needs routine check ups with looking for failures and leaks etc.

I know several people that routinely foster dogs and volunteer at shelters, and their homes are kept very clean.

@Chris Martin  the other issue with giving out your bank account information is like in our state the professional tenant who is going through eviction shows up to court with a receipt  showing that he put 100 in your account.. and that act alone stops the eviction process and you must start all over... as you are deemed to have accpeted a partial payment..Giving out bank numbers is DANGEROUS these days with the amount of fraud and hackers etc.I would routinely send my wire instructions to title companies for payoffs via a scan and e mail...

I don't know about your area, but here in California Assisted Living means people that are not able to live "independently", meaning requiring "assistance" with their daily living routines. 

I have access to my local MLS and routinely compare Realtor.com with the MLS and never find a discrepancy.

This is pretty standard/routine contract language.
