I find it challenging at times to strike a balance between telling people what they want to hear (which usually involves over asset protection and complexity) vs. the common reality that simple is better to start out, unless, like you said, the parties involved are more sophisticated and experienced.

I also put in the lead that it’s a 3 strike thing and a violation of the lease if it happens 3 times they get evicted.

I only offered it knowing that rents could be increased to around $250.I am trying to strike a deal with doing Owner Finance since a lot of banks I called don't work with Mobile Home Parks.

I can always change my mind depending on their response to the lease violations.Oregon is a very tenant friendly state and we have a 3 strike rule.

The problem I've ran into is that a buyer that has been doing auto-deposits monthly has had 3 strikes when it comes to "in-sufficient funds," and at that point MSE requires they be placed on mailing in checks only.
