Most places I have been, you will be hard pressed to find much under $2500.

I can promise you that you'll be extremely hard pressed to find better rates with no buydown, I have had another Bigger Pockets member shop me with 6-8 different banks/brokers and it wasn't even close. 

I think you will be very hard-pressed to find a duplex where one side is generating enough rental income to cover the entire mortgage and then some (although maybe if you're doing a short-term rental).

And often there is opportunity to show or get video in between rental visits so I would press on that a little bit.
