I personally buy the finish materials myself (vanities, hardwood, tile, light fixtures, plumbing fixtures, etc.).I don't do this to avoid the Contractor's markup. 

Even if you have an LLC what happens if this partner wants to put in $10 sq/ft hardwood floors and you want to use $1.50 sq/ft LVP.
