Need help with timeline

Looking for some guidance as far as timeline goes At no point do I want to consider myself WAY behind I am in the process of closing on a 2 family in 01907. My closing date is 1/31 My question relates to attracting tenants. The house has 2, 2 bedrooms units and is located conveniently close to a train station that services Boston and so forth. Would it be way to premature to begin marketing this location? My thought with advertising now would be to attract the largest potential tenant pool. I would clearly state availability is not until mid/end of February and so forth. I understand it is tough to sell something I technically don't own yet, can't show, and don't have pictures posted of but my thought is that will all come and come quick. If this is to early please give me a more realistic timeline/approach My goal is to be as organized as possible and thank you in advance for your help

If you can get in or can use realtor photos for your ads I'd post available as soon as you think it will be ready.

I doubt seller will let you show the units, but you could list taking applications as of xxx date. showings available after xxx date.

I'd rent as the available date, don't wait till the 1st of the month,, mid month prorated move in's happen all the time.
