Countless folks on BP have tried to tell you it isn't the most effective method because it costs more (unless your HELOC is at a lower rate than the mortgage) and introduces more risk.

Or, I could be sure that others know what happened to me personally, and my daughter and countless others, with regards to being ripped off royally by property management companies who specialize on "helping" naive investors who invest in properties out of state.I'm glad things worked out for you.
