Most important advice; never never never ever waive late fees and file evictions on the 16th - follow thru with your threats to evict them but give them the option to make restitution  before the court date.I have been doing this for years now with 18 tenants and it only takes me about 30 minutes a month to deal with them.Remember its best to "train" your tenants from the start.
