Lately I've been contemplating a cash out refi on my primary residence (because of the 5% rates); I was reading some old forum posts on refinancing and thought about this: Why would someone cash out refinance in order to purchase a rental property?

I have been contemplating the 30 60 90, think I will probably try one out in the near future.

We liked it so much that we went to see it twice and even contemplated on making an offer.

I am contemplating going to their 3 Day Seminar in Orlando this February 26 to 28.

Also, we are currently in DC so self-managing is easy, but are contemplating a move to another state which would make managing from a distance more challenging unless we went with a PM.At the $348K purchase price and $8K closing costs with 20% down, I calculate a 6.7% CoC return.  

I contemplated sending out an email/letter but chose not to open that door.

I am contemplating if it would be better to invest in Philly, or in Delaware where taxes are lower.

We have a full-gut rehab coming-up and are contemplating adding a roof-top deck - there is no yard and the rooftop offers an amazing view of the harbour.We have the option of either an internal or external stairwell.

By common definition a fix n flip is purchased primarily for resale and does not qualify for 1031 treatment.I've long advocated the simple twist you are contemplating.
