What we've done is utilize tablets to bring to walk-throughs (one for each prospective client) and the agents go through each room with the tablets on-hand so clients can visualize better.

IMO this is more likely a deterrent than a way to stand out.

During the visual assessment in the attic, it was observed that the attic did not contain baffles.

Also, the Pius contractors that install the counter tops always confirm the sink type visually with me, confirm the sink hole count/placement.  

We collected that replacement cost for the carpet when we did an addendum to add the cat as approved and documented the agreement.Maybe stronger language in your lease regarding the consequences of having an unauthorized pet on the premises will be a good deterrent.
