If some of that is empty forested land you might think about selling the lumber on it.

I'm buying to hold as rentals in a market that is hard to sell in so I market to distressed sellers and have found/created owner financing when the seller needs to unload the home and doesn't see any other options.

I just had my insurance guy tell me that my liability has exclusion for loading and unloading the truck.

I finally unloaded all the houses, but the one good one.

Everything else - what will the views be like from the ADU, do windows look into the main house or the neighbors, are there any mature trees to build around, how easy will it be your contractor to unload materials / tools or just park each day.                

A Lowe's we use in DE, did not have any lumber in stock when we went there. 

At least in my market (Raleigh NC) they (Opendoor) are not yet desperate to unload inventory at a discount.

As everyone knows the cost of rehabbing a property continues to rise, lumber being the biggest factor in that.
