Ideally, you should be getting that but if the deal goes south, in all likelihood, most Sponsors will not step in to invest their personal capital (regardless of how "trust worthy" they sound/look). 

They must be trustworthy though.

As Curt said, you're goal is to find a high-quality, reliable and trustworthy set of contractors that you can use over and over again.While that should reduce your need for getting multiple bids -- once you've accomplished that -- there will still be instances where you will need either a new or a replacement contractor.

Just drives me crazy that they are supposed to be real estate Professionals, trustworthy people helping guide the public to good purchases, and instead are pushing monthly payments like car salesmen.

If for somereason you can't make an showing a trust worthy neighbor that you have built a relationship with is always good.

Before you start investing, you need to find/get a local and experienced Team that is experienced in what you do, trustworthy, and will return your calls promptly.  

Burns and Wilcox did come in lower than SF but I do not know if they are trustworthy.
