@Alan Mills you can hire a title company to do a preliminary search for $300 but all they are going to do is send someone to the county clerk to pull the file on that property and see if it has any recorded liens.

I'd also go deeper in my preliminary title search to see the deed on county recorded docs site.I fear the beneficiary of your money is the scammer.

They will need to provide paystubs to prove the income too.This preliminary screening helps because the first 2 questions I am going to find out when I run the background check anyway and the perspective tenant knows this so why waste any time?

That can effect your required reserves and other things.Underwriters aren't digitized, preliminary approval through a system might be, but underwriters are a set off eyes who look at the guidelines and then your file and see if it can and should be done according to the guidelines.

If it's not I'd wager you go move downpayment to 20% and keep full set of reserves on near turnkey-esque(all major capex is 3-5 years removed from being completed) or 75-80% of full turnkey(everything upgraded within 1 year).
