I love the list that Nicole A. posted - I had a long argument with a tenant before that "flushable" wipes are actually not very flushable and it is the reason her toilet was clogged (there was a dozen of them floating in the bowl). that is why im looking for a list of things to discuss with the tenant before moving in - i just quoted IRS to give an idea where i came up with 5 year life span :) habit to cite sources from college days - I dont think that tenants would enjoy seeing mentioning of IRS 

This makes me think it might not be the best way unless there is some huge upside and you can float the holding cost outside the HELOC.

If they keep floating into and out of the micro-markets they border, then that area is in flux...and not an area I would invest in.

I have been looking ino this market, and would love to get feedback from anyone who owns a 1 or 2 bedroom condo in Banner Elk, especially at Sugartop or Ski Sugar Country Club.
