They limited the percentage of the community that can be rented (20%), set a 1 year restriction (wait period) on renting after home purchase, set a maximum lease term of 1 year with HOA approval required for renewal, and set a cap of 3 rental homes per owner (or 2 if you own a primary residence there too).

First is the city, which has a cap on STRs in place (and I'm 99% sure they're at max capacity) and the second is the county which as of right now, hasn't established a cap (although they keep threatening to put one in) so you want to make sure you know which one the property lands in.
