I take into consideration the mortgage payment, taxes, insurance, 8% vacancy rate, $150/month in repairs & maintenance, $150/month in CapEx, a small property management fee since I'll subscribe to pro on here to use their resources ($32/month).

Another note, if you do try out Buildium, do not go through the trouble of interesting your own property data in the platform, I did just to learn if I did decide to subscribe, I would lose all that data and have to start again.

LegalZoom is $299 and RocketLawyer is free (already subscribed).Based on the set-up questions LegalZoom seems more succinct/precise for a trust with a single asset.
