@Larry Fried ,  I am sure you know this but just to understand your question, normally assignment fee for the wholesaler is included on the marked-up price that you paid on the house.

@Ashton Fry, it shouldn't matter if 1/7 or 4/7 want to sell the property.

All of sudden, the heat and air condition does not work, the stove does not work and tenent stated that nothing is smoking or smells burnt but notices  melted plastic near the heating system. 

It won't stain as easily, but will char above 150F if someone sets a hot frying pan down on it.Agree with others. 

In my case, the previous owner had rotting old plastic dryer vents which disintegrated. #6 - More than anything, I'd have somebody who was structural engineer take a look at any foundation where there was even the slightest hint of water damage.

I'm purchasing a property from a fried in Illinois (Cook County) using seller financing. 

They should be able to clean out a holding tank easily enough clearing tampons, pads, plastic wrappers etc.

Might replace some of the tiled bathroom showers with plastic inserts (just easier to maintain).
