Shockingly on my last visit there to monitor and wrap up the repipe work, the tenant stormed out of their house and curse me out and threaten to hit me very raw display of attitude, and I try to deescalate things down as it can probably been heard his screaming 4 houses down.

Get on a screened feed from a good realtor and this gets easy to monitor.

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

Passive isn't a true hands off approach as you will be monitoring the investment similar to how you would if you were active but not doing the day to day operations.

It is one location to drive to and monitor versus 4 separate houses that may or may not be close to each other.But to your point, I agree that what I see in my market, and hear about more broadly here, is that the numbers generally don't work for small multi family right now.
