I had a 3 strike rule where if rules weren't followed you would get warnings and then it can turn into a non-renewal notice and you basically get kicked out.

My advice would be to read Wheelbarrow Profits and if it strikes a cord with you, make that investment.

Strike a balance by showing confidence that you have down money but not by going around flashing it. 

I have some deals I want to strike on, however the down payment requires more cash than I can out up on my own.

I'm guessing you probably did, but this area strikes me as a possible place that HOA would keep STR out of the neighborhood.

It strikes me that there are a lot of high-income investors getting skittish about the stock market and looking to diversify into real estate, creating demand for turnkey properties. 

I find it challenging at times to strike a balance between telling people what they want to hear (which usually involves over asset protection and complexity) vs. the common reality that simple is better to start out, unless, like you said, the parties involved are more sophisticated and experienced.
