If there are delays and/or the project falters, the first position lender gets paid back first and you could be very much out-of-pocket.Conversely, when I write a small second mortgage to a flipper or buy-and-hold investor to upgrade a property, I ensure there is sufficient collateral to more than cover the existing first position and my mortgage (usually with 20% to spare) and/or the mortgage is registered against additional properties to ensure it is covered.

I have already reached finicial independence so I can spare a few minutes a week to manage 25 properties (mainly LTR's) without anything more than Excel, Vrbo app and Airbnb app.It seems like so many people are looking for an excuse to pay money for apps and software they really don't need.If you have chosen a good property in a good location, it will almost rent itself.
