If there are delays and/or the project falters, the first position lender gets paid back first and you could be very much out-of-pocket.Conversely, when I write a small second mortgage to a flipper or buy-and-hold investor to upgrade a property, I ensure there is sufficient collateral to more than cover the existing first position and my mortgage (usually with 20% to spare) and/or the mortgage is registered against additional properties to ensure it is covered.
