Which is more desireable to tenants?

Hi everyone. I had a random thought while comparing potential properties. Some houses have all the living space in one or two big rooms, living room and dining room, or a combined living/dining room. On the other hand some properties have multiple smaller living areas which may include, living room, sun room, rec room, rumpus room, whatever you wanna call all those individual spaces. What does everyone think is more desirable to tenants? (assuming square footage is equal in both scenarios)

 Larger rooms are more desirable. Especially kitchen and dining spaces, at least for a family. Maybe roommates would prefer separate spaces.
