A clear span pre-engineered metal building is the best, as you can shift your partition walls if you come across a tenant that needs a larger space.

At my other single-family properties, I require them to at least:-Provide limits of liability to third parties in an amount not less than $100,000 per occurrence-Provide coverage for bodily injury within the Premises and damages to the Premises for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and/or water damage-Pet liability coverage for bodily injury or property damage with all pets & breeds listed on the insurance policy-Tenant to ensure that the Rental Policy identifies the Tenant as the primary insured and Landlord as an additional insured. 1.

Flipped a mobile home into a log cabin complete with poplar tongue & groove wood on the inside, D-log on the outside, converted a cement porch into a game room, added a mud room, metal roof and a very large river rock courtyard with firepit. 2.

Most of my experience is with high end metal wall panel cladding/exterior envelope in the past 10 years but like I said I have built one GU in the last 2 years. 

Did different renovation than standard: metal accent walls in living room, modern lighting etc.

We had metal cans in the yard because those lids were the best for staying fastened and keeping rodents out.

Lots of remolding and my other typical improvements like separate water so tenants pay all utilities.I've done many improvements including replacing the back deck the front porch a new metal roof in 2022 and a complete remodel of the upstairs unit in 2021.

I never knew a crack in a piece of metal inside the furnace would be such a safety concern.

Roof is metal siding is good but could use fresh paint.
