The one occasion I had tenants sublease to their very good friends I just added the subleasees with an addendum as additional tenants.

But I have also had to deal with cops being here to arrest the bf, his drug dealer swinging by on occasion, and  also the bf and gf waking up my front tenants by fighting right outside their door, drunk at 2am.Lol I just keep telling myself it could always be worse!!!

On a couple of occasions, I found people who searched for preforeclosure leads as a part of their job.

As I’ve noticed the same people at the apt on several occasions I’ve asked if she has anyone else living there.

They said they will call me back when it is done but I have to called them multiple occasions only to find out they mailed the file to a third party that are approving the plan (they didnt have the staff to handle the workload).

I do reach out to hard money lenders on occasion to see what monies they have available and at what cost.
