So you've already been awarded a judgment against the former tenant, your lien is recorded, and because your have a recorded interest (your lien) the COSL has notified you that the property is about to be foreclosed since no one has been paying the property taxes. 

They will only provide this once and if I award them the business.

I would guess that a claim of failure to use due care on the part of whomever handles the EMD (most likely the seller's agent) would have merit - and here, the plaintiff can be awarded double or triple damages.Here's a real estate related case in MA where consequential damages were awarded: http://caselaw.findlaw.com/ma-superior-court/15647...

Also, even if you win, I believe judges are allowed to limit the actual award at their discretion (i.e. a jury decides you are due $1M, the judge can reduce that to $500 as a hyperbolic example).

I’ve used the VA loan three times now and when they do an inspection (keep in mind this does vary per VA inspector) any repairs must be done BEFORE they will award the VA Loan.
