It would seem the $20K you would "waste" over the next year would pale in comparison to what it will ultimately cost you.

It pales in comparison to the large amount of direct marketing that I hear goes on in the podcast, but a trickle is better than not having done anything.

The issue is of course that the potential returns from holding as rentals pale in comparison to selling it off, or so thats how I've been viewing it thus far.

@Felix Yang In my opinion just being a contractor doesn't qualify your family friend to be a good partner on flipping.

Texas in general, for Cali dude, be mindful of property taxes ( ever adjusting upwards), foundation issues, land up the ying yang, funky appraisals and Cali still collects any income tax just for fun.

So there's some yin and yang magic going on here.If you're in escrow for some other mortgage that isn't disclosed to underwriting, how can DTI, and # of financed properties, and other things, possibly be calculated before it's known with 100% certainty if that other mortgage will, or will not, fund/close?
