I've read up on Landlord/Tenant  law on Texas State Law library government website but seems those laws are geared towards landlords with full unit rentals.

Many are staying on the sidelines or shifting gears.

For example, I am not a fan of the center city market right now because it is tough to sell/rent on the back end (and most realtors know this), but as soon as you mention something like: "Yeah i've been thinking about point breeze", they will immediately turn their gears and say something like: oh yeah, that's a very up and coming area. 

If you are doing it with dump trucks or vans that hold all your electrician gear then that is easy to prove.

Currently I’m switching gears to maintain my license, for referral purposes, while focusing more on becoming a landlord/investor. 

Nothing grinds my gears more than people who signed up for Sub To yesterday and approach legit investors with their line about having "partners" all over the country and they close deals everywhere. 

I was able to teach them everything from using a compound miter saw, to proper safety gear, to applying hands on knowledge when negotiating with subs.
