For example, that home did not have washer/drier, refrigerator etc and has wall cooling (a couple of them have to be replaced) and few minor replacements and siding needs little work as well.Any suggestion would be helpful.Regards,Prabodh

If the unit has these:Assume replacement every 10 years:Water heater - $900Refrigerator - $900Range - $900Dishwasher - $600Clothes washer/dryer - $1000 combinedEvery 15 years:Furnace - $2900Central air - $29003 BR SFR Flat Roof - $2100 + $300 per 3 years to coat itI annually plan for an additional $1,500 of miscellaneous maintenance expenses and $800 for capital improvements.You could probably use something like this to estimate your per-unit costs as some units might not have all the same features.

My properties are in PA as well SFH and 2FH, rents vary 425 - SFH - 450 lower level and 550 upper level of 2 family. the SFH has a washer and dryer that is free for the tenants ( put it in when my daughter went there ) and the 2 family has 2 stacked washer dryer units, coin operated, with a coin machine next to them. both properties i pay heat, water, sewer, trash and internet, tenants pay for electric / also includes hot water because hot water heaters are electric. ( 2 family has 2 heaters, make sure you separate them.

@Ryland Taniguchi I don't know your state but if it was here, you will be making $400/unit on a 700k 4plex property, yeah, appreciation is there, but what if market crashes or dips.

I take this "sub-prime" buildings and renew all of the maintenance to bring them up to a very nice product (with washers and dryers for each apartment).

have laundry room on each floor and eating area and set of rules in kitchen area. met a lot of travelers who stay at hostels and they have setup like that. there was one where they had a weekly dinner and had to contribute towards food prep and cooking to keep cost down and for laundry they had washer/dryers.

If for some reason I can't figure it out, I know it will cost a minimum of $100 to have a repairman come out so for most appliances I can get a decent replacement for $100 - $150 (front load washer, glass top stove, ect).
