Those that were experienced booms where, for example, real estate that was worth maybe $100,000, such as a polluted automotive junk yard, went on  sale for over $2 million because it was zoned "Industrial" allowing use of volatile solvents for manufacturing (one type of cannabis distillation). 

Your principal is still at risk when it is invested, even if you have chosen an allocation with historically low volatility.

You always list 10% as the benchmark return, not the return minus volatility, risk etc.

So if you raise rents by $100/month on an 8-cap commercial building, you have now directly forced appreciation by (100*12)/.08 = $15,000, whereas on a residential, it depends a lot on what your neighbors last sold their properties for.Of course, nothing ever works out that precisely in the real world, as caps also fluctuate, but caps are not as volatile as comps.

I went to go view the property and I do have some concerns about it as the topography is extremely volatile and with small cliff on it.I am waiting to get a professional opinion from a local contractor if the lot is build able.

My opinion is that the block-chain is here to stay, and that Bitcoin will be the failure that leads to the block-chains true rise.Real estate has centuries of proven performance, Bitcoin hasn't even been around a decade (and is A LOT more volatile in that decade that real estate has EVER been).

There's an argument sometimes made that a slight degree of leverage can be used on such portfolios to increase returns a few more % without taking on any real risk of ruin, just the cost of higher volatility.. but we're on an RE forum here.

Saw a REALLY interesting presentation earlier this week from an experienced investor- long and short it was based on a large pool of data starting spanning from the 1970's today and considered many metrics: employment, home equity, interest rates, volatility, foreclosure rate, affordability index, etc.... 

Marvin, I think it's a perfect time to sell with the recent stock market volatility we might be at or near the top.
