So if you raise rents by $100/month on an 8-cap commercial building, you have now directly forced appreciation by (100*12)/.08 = $15,000, whereas on a residential, it depends a lot on what your neighbors last sold their properties for.Of course, nothing ever works out that precisely in the real world, as caps also fluctuate, but caps are not as volatile as comps.

I went to go view the property and I do have some concerns about it as the topography is extremely volatile and with small cliff on it.I am waiting to get a professional opinion from a local contractor if the lot is build able.

My opinion is that the block-chain is here to stay, and that Bitcoin will be the failure that leads to the block-chains true rise.Real estate has centuries of proven performance, Bitcoin hasn't even been around a decade (and is A LOT more volatile in that decade that real estate has EVER been).

There's an argument sometimes made that a slight degree of leverage can be used on such portfolios to increase returns a few more % without taking on any real risk of ruin, just the cost of higher volatility.. but we're on an RE forum here.
