In fact I'd say that my markets C- stuff would be considered B+ in many of the markets people have been talking about in this thread.Now there is plenty of large complexes being built over the years and a$$loads of them going up right now.  

It helps that I am an accountant by trade, but Quickbooks makes it easy if it is set up right.

I still don't like giving up rights but we do what we have to do to get the deals done.

From a practical point of view, how did you manage to finish the "upright" edges & ends?

Wife and I bought out the two partners in early 2000's because housing was supposed to go up and up and up right? 

But it's key to do that because otherwise if you aren't set up right, the tax implications could get nasty.

Find the properties: I do this by setting up right alerts on sites like (redfin, kw, zillow etc).
