Unintentional. 

Keep in mind your agent probably mis-spoke or unintentionally may have mislead you when he or she said the seller would split the closing costs.

Also, they can be a bit fussy about minor issues impacting their farming operations…reasonable people, reasonable gripes, but a bit tunnel visioned about operational stuff…small but legitimately annoying stuff like unintentionally parking somewhere that blocks their equipment ingress/egress; driving too fast down their long gravel lane, which makes dust, throws gravel out of place, leads to potholes that become rain puddles, and legitimately increases the $ they have to spend on gravel.

For some, it's probably unintentional and because they're ignorant of what else is out there.  

However, the people that don't speak English are going to be foreigners or minorities, so you are unintentionally discriminating against them.

I could see, being in their shoes, that they would want to keep you at "arm's length" from the IRS, lest you unintentionally say something, albeit well-intentioned, that raises a red flag.

It could definitely have been unintentional/ implicit racism, but at the end of the day implicit racism is still racism.
