I find land lording experience to be more work and stress than I would prefer with small kids, but that it is still a nice defensive portfolio position.

Lesson learned: stick to cosmetic fixes unless you’re ready for the stress of a full reno.If house hacking isn’t working in your area, maybe look into single-family homes with ADUs or just an extra bedroom with an exterior entrance.

We fee like a conservative approach will let us go through the growing pains of better understanding real estate investing without the worry of being over leveraged to add to the stress while we are both still employed full time in our careers and do not plan on quitting our jobs to go fully into real estate. 

Look at T-bills vs hard money loans for extremes in rates and risk factors. 

I would say generally, buying already built is cheaper on the mind, stress and time.

This is such a small issue that if it's causing this much agony and stress to the landlord, they clearly don't got better things to deal with which tells you more of what's happening will come.If I was the landlord, I wouldn't have originally agreed to this cause I always re-paint neutral on the turn at previous tenant's expense or if I'm just purchasing then with my underwriting.

Sadly, the biggest thing is stressing that it's not section 8 housing as that seems to be the boogeyman for any homeowner.

It would be quite costly converting away from propane and due to high electricity cost i suspect t not warranted.  

So as a result of my “asset protection” procedures, the end result was that instead of being sued personally and having to spend the time, money and emotional stress of both defending my self AND suing the insurance companies and condo association, the plaintiffs accepted an ASSIGNMENT of proceeds and signed a form releasing me and my LLC from liability in exchange for the right to go after the insurance companies themselves. 

Not only did the investors lose their equity they lost their cash calls and all the stress that played out over the 3 or 4 years this went on.
